I have been an outspoken critic of ARMs for years and now we are seeing why they are most often times "BAD" loans.  The Subprime meltdown is upon us, and there are just as many ARMs defaulting as there are subprime loans.  Unless you have very short term goals and will not be owning a home for longer than 3 years an ARM loan will more than likely cost you thousands of dollars more than a fixed rate mortgage. 

With property values in Snohomish County flattening and even declining in some areas, it is wise to assess if refinancing into a fixed rate while values are still high!  Additionally, lending standards are tightening more and more, and many people will not qualify for a more stable loan in the future.
